Frequently asked questions

Short answers below. The chat will take the question you clicked and continue from there.

In which parts of Portugal do you operate?

Throughout the Algarve, Leiria, Figueira da Foz and the Silver Coast, with a strong presence on Portugal’s main coastal stretches.

Do you help first-time buyers in Portugal?

Yes. We specialise in guiding first-time buyers from the search through legal steps to handover.

Can you find properties that are not listed publicly?

Yes. Through our partner and developer network we see off-market and pre-launch stock.

Do you support international buyers?

Yes. We work with global buyers on legal paperwork, banking, NHR questions and logistics.

How does the search process work?

We start with a detailed consultation on needs, taste and budget, then curate a shortlist, arrange viewings and stay with you through negotiation and completion.

How long does a purchase take?

Typically 2–4 months from first enquiry to handover, depending on the property, financing and legal path.

Do you help with legal and notarial work?

Yes, through our legal partners: due diligence, contract review, NIF support, licensing, notarisation and compliance.

Can you help with renovation or construction?

Yes. Through our construction company we coordinate works, renovations and structural improvements to strict quality standards.

Can you tell me if a property is a good investment?

We share data-driven views on pricing, demand, development potential and risk. Any return figure is illustrative and not guaranteed. Capital is at risk.

Do you provide property management?

Yes: maintenance, lettings, inspections and operational oversight, especially for non-resident owners.

What documents do I need to buy?

A valid passport or ID, a Portuguese NIF, proof of income and bank statements. We help you obtain what is missing.

Do you help with mortgages?

Yes. We work with Portuguese banks on financing options, including mortgages for international buyers.

Can I buy remotely?

Yes: virtual viewings, digital paperwork and full support. We still recommend at least one visit before you sign.

What fees should I expect when buying?

Typical buyer costs include IMT, stamp duty, notary, registration and legal fees, often around 6–8% of the property value. We break this down before you commit.

Do you help sell a property?

Yes. Market analysis, a realistic asking price, professional listing, marketing and introductions to qualified buyers.

How do you set an asking price?

Comparable sales, location, condition and current demand. The aim is a competitive price, not a promised return.

Do you charge for the first meeting?

No. The first consultation is free. There are no upfront fees for that conversation.

Which languages does the team speak?

Portuguese, English, Spanish, French and Romanian.

Can you help with relocation to Portugal?

Beyond the property itself we help with NIF, banking introductions, school pointers and local professionals.
